GS Carolina is a privately held real estate development and management firm that specializes in residential and mixed use projects in the southeast United States. The principals of the firm, David L. Guy and Thomas W. Scott, have over forty years experience in real estate development in the states of California, Virginia, Colorado, Florida, North Carolina, South Carolina and Georgia. The firm’s principals have developed retail, commercial, rental and residential communities ranging in size from fifty acres to over three thousand acres including six golf course communities and associated club facilities.

The firm specializes in uniquely located projects which possess a competitive advantage in the marketplace. GS Carolina has a relationship with national builders who contract to purchase the majority of lots in the communities developed by the firm. GS Carolina works with the client builders to develop communities which meet the marketplace needs in terms of both product and pricing.

GS Carolina, in conjunction with its capital partners, carefully selects and evaluates potential projects before contracting for the projects.
